Please give advice!!!

So me and my boyfriend found out today, I'm 17 and don't know how to tell my mother. Me and my mom have a good relationship (or I think we do), how should I approach telling her? I don't want to wait any time to tell her because I respect her and since I'm living under her house I feel like I owe that to her. Please give helpful advice!
