Study tips - asap

Alright, I'm studying real estate. The classes are online. I have three books to study. And I've barely started the first. I don't have access to the classes after September 1st. Each book has 15 chapters. I'm thinking if I can get done a chapter a day, I can finish in a month and a half. (I have been told by other agents that I don't need to remember this stuff after I pass the test and that the goal is to pass. I don't use almost everything I'm studying for the actual career). Anyway, I can't seem to remember what I read. I'm on chapter 5 and can't really remember what the other chapters were about.

I read the chapter first. Then go through the chapter and write down all the terms. Then I read the chapter again. Once I pass the mini quiz, I move on to the next chapter. But for some reason I can't focus enough to remember long-term. Does anyone have any tips? I have done all my schooling (college) online so my study habits are fine. Is it just because its boring? I'm not understanding. I'm worried I won't pass the test. After I finish the classes, I'm going to take a crash course in person and get a book. But I'd like to remember what I'm learning. Not just pass. I'd like to take something away from this. Can anyone help me?? Oh, I'm studying in a semi-quiet room (I can hear my boyfriend playing video games). I also tried listening to music that enhances memory but it's not working.
