How to tell a guy I only have sex in a relationship ?

So I'm about to have a fifth date with a guy and I'm supposed to go to his house for wine and a movie tonight. I'm positive he's expecting sex since he's said stuff like "cantwait to get my hands on you". I'm open to other stuff like making out and oral but I don't have sex without some type of commitment.

So since we're texting already I thought it would be a good idea to tell him this beforehand so that I don't lead him on. I was thinking of telling him something like "hey just so you know I don't have sex if I'm not in a relationship. I'm super attracted to you and we can still do other stuff but those are just my values" something like that?
