Should we still buy the house ??

Okay so there is a very beautiful house ! Which our offer got accepted however an inspector found the house had termites, water damage, leakage and few minor other things. The owner has agreed to terminate the house and fix the water damage however claim the water heater has no leak as said per the inspector. 
My question is would the house be good or should we just opt out ??

Can you have a contractor do an estimate on the things the seller isn't willing to repair? Can you negotiate the price? What does your agent think?
If the problems the seller leaves for you is within your means to fix, go for it! No house is going to be perfect (unless perhaps you build yourself) lol

If the owner is going to fix termites and water damage YES I would still buy. A water heater isnt THAT expensive to fix or replace if it does leak

when my dad bought the house it had termites (minor damage) and the exterior wasn't great. the termite extermination and repair was covered by the seller and the minor repairs were done by contractors. the main problems were with the exterior. 
this is what it looks like now

ultimately, it's up to you to determine whether the problems are worth it or not. it'll be hard to find a house (that isn't a new construction) without any sort of problems. even at the price my dad paid the house had a few things that needed fixing. i'd be pretty worried about damage from the leakage though, and the extent of the termites.
