If this was your house, what would you do?
This is long so thanks in advance for reading.
I bought a very nice house in 2017. All brick, 2700 square feet, inside a gated community, chandelier lighting, 4 bedroom 2.5 bath. I was so proud and thought it was perfect for our family at the time (me, my fiancé and my 3 kids from a previous relationship.) For reference, the house was built in 2005 and appeared to be in nearly perfect condition, no reports of anything major/concerning in the home inspection or sellers disclosure.
I got pregnant in 2018 with #4 and was due in January 2019. In December of 2018 I had my first pipe leak. A pipe busted inside the wall of my oldest daughters room. Luckily we were home and caught it before it caused any significant damage. We filed a claim through my insurance and that covered most of it. The plumber and insurance inspector both said the leak was due to faulty piping.
I had my new baby and in October of 2019 we had another leak, only this time it was a slab leak. So we literally had to rip through the concrete foundation and rip up my wood floors to fix it. I filed another claim through insurance and fortunately they covered replacing the wood flooring in my whole house. So we had to go through that process of moving everything and living in a semi construction zone while our flooring got replaced. The leak was again due to faulty piping and poor construction. The insurance threatened to cancel me because it was two claims in less than a year, and the second claim was a large one. My agent appealed and they didn’t cancel it.
Fast forward to now, we just had another leak from a burst pipe. And it happened in the middle of the night so I woke up to water covering and warping the brand new wood floor we just replaced a year ago. The damage overall is relatively minor, as it only damaged a portion of the floor. I chose not to file a claim as I’m worried the insurance will try to cancel me again.
I’m now also expecting baby #5 (due in May.) I told my husband we should sell the house and move into a bigger one. We could definitely benefit from an extra bedroom with #5 on the way, and we can’t go through this leak issue every year. My husband doesn’t want to move and thinks we should re-pipe the whole house, which would cost around $25K all said and done not to mention living in a construction zone. He doesn’t want to move became he’s spent a lot of time re-doing the backyard and garage, abs just loves the house. But there’s still the new baby to consider. My kids age are (16 girl, 9 girl, 8 boy and 2 boy) so my 16 year old has her own room, my 9 year old has her own room, and my 8 and 2 year old boys will share and the new baby will room with us the first year at least. But after that I’m not sure.
We have to fix the pipe issue either way but I’m so frustrated and done with the house at this point. I seriously doubt the first leak was the first time it happened and the previous owners obviously didn’t disclose it. We aren’t the only house to have this issue either as the neighbors next to us just sold their house for the same reason. The houses in the neighborhood tend to sell quickly. It was supposed to be a nice house by a reputable builder and now we’ve had 3 leaks in 2 years due to faulty piping and poor construction. So, if it was your house, what would you do?
