Out with the young and in with the old!

FINALLY!  
In 2013 my SO and I bought a fairly large house (5 bed, 2 bath on .75 acres) and moved in together.  It's just the two of us, no kids; so in April 2014 when our friend (we'll call him K) was in a tough spot, we wrote up a rental agreement and K had 1 bedroom, the den down stairs, parking for 2 vehicles, full access to kitchen and laundry and the main bathroom was essentially his.  He was paying 60%-75% LESS than he would anywhere else in our town
K ended up being the tennant from hell.  Our property was being damaged by his carelessness and as a result, in addition to other rules/boundaries, we banned all alcohol from entering our house and/or property.
 
At the end of September 2015, as the temperature was starting to drop, my SO came home from work and told me that one of his co-workers, a man in his 70's who is a veteran (we'll call him R), needed a place to stay.  He had been sleeping on the outside on a friends porch... I didn't know R, I had never met him or even seen a picture of him.  I was hesitant BUT, I wholeheartedly trust my SO and know would never knowingly or willingly put me anywhere remotely close to being in harms way.  R moved in to the guest room on the second week of October while my SO and I were gone for the weekend.
R knew all about K before moving in.  He knew the rules and boundaries that were in place and why they were in place.  Upon moving in, R informed K that if he saw K disrespecting our rules and boundaries, he would tell both my SO and I. 
Last week K gave us his months notice and I couldn't be any happier!  We can finally have our house back!  I don't have to worry about finding gum on the inside of my drier or pens in my washer... No more worrying about the smell of stale smoke everywhere.... No more worrying about him paying rent on time... 
FINALLY! WE can have peace in our own home...
