What would you do? Would you have your kids share a room or lose the toy room?

Question

So we currently rent a 4 bedroom home. Right now my almost 4 year old has his own room, my 1.5 year old has her own room, and the spare room is used as a toy room/homeschool room starting this September. 
I am currently pregnant with baby #3 and I’m unsure how I should arrange all the kids. We unfortunately don’t have an unfinished basement so I can’t make a playroom/homeschool room out of that which would be ideal. And my main floor is open concept with a kitchen and living room and that’s it. Not like I have a separate dining that I could make a playroom/homeschool room either. 
My 2 kids have never shared a room and there’s been a couple of times that we’ve tried either them sharing a room if we slept over somewhere or even tried separately having each of them sleep in bed with me and everytime it didn’t work. They just are the type of kids that need their own bed and space in order to fall asleep. 
This is why I’m not sure what to do! Baby will be with me for at least the first few months. But after that I’m lost on what to do. I do have some time. I’m still in my first trimester, but I’m such a planner that I need a solution!!! It’s giving me anxiety 😅
Would you have your two oldest share? (Boy and girl), put baby with middle child? Put baby in toy room and move toys/homeschool in main living room area? Or put baby in toy room and have it be toy room/nursery? Ahhhh I’m not sure what to do!

The new baby definitely needs their own room. It’ll disrupt the schedule you have already for your older two. Depending on the gender when the youngest gets older they can get put in the room with the same gender and they can get their learning/playroom back.

Toys can be moved into the childrens respective rooms
I’d do homeschool in a common area, like a kitchen or dining room

I would personally move the toy area into the living area and give the new baby their own room. I would do this just to avoid resentment from whichever siblings have to share a room towards the one who doesn't. But with that being said you could always set up part of the room as a nursery and part as the playroom for the time that the baby is with you in your room. That would afford you alittle more time and piece of mind with the Play area not being in your immediate space and feeling like it needs to be cleaned up all the time especially when you have just given birth. I hope all of that made sense :)

We’re in the same situation with our 3BD home and baby #2 on the way. Both our kids will have their own rooms and toys will be filtered through every month or couple months. We do have a finished basement but we’ve been having water issues and my 3 year old can’t play down there alone, so this is our best option.

I would put baby in their own room and have the toys and school room in the living room. That's how we have done and and it works well for us.

Baby gets own room, all the toys get moved into both of the kids rooms . Just move the toys into the living room as needed, and then back into the rooms

I'd keep baby in my room until sleeping through the night then move baby into the room with the sibling of the same gender and have them share. I'd keep the homeschooling room.

I would keep the toy room and put the two same gender together, unless it’s a huge age gap. My son and daughter share a room. It was tough at first and there are still occasional rough nights because my daughter has never been a great sleeper but they love being together. After our third (due December) moves out of our room next summer, I’m either going to add her into the kids’ room and have all 3 share for the first few years, or move both girls into our guest room and leave my son to have his own room.

So similar situation with more kids😅 4 bedroom one used as play room. 12year old has a room, 6 year old has a room, and 1.5 year old still sleeps in crib in our room. We use the 3rd as a playroom also. I never thought of moving the playroom to the dining area which would be a good idea if we didn’t use it so often. We were gonna get the basement finished anyway n were even thinking of adding a room down there instead of getting if of playroom but turned out to be too expensive. We decided to add a little kiddy corner to basement and we do have some things in living area aswell and we put 1.5 year old in last room where eventually him n baby will share. I don’t know if I helped out rambled 🤣 but I’d give up the playroom, like a car bucket of blocks or something in a cubby living room corner n have kids have other things in their bedroom. Good luck!
