Which living option should I choose?

Trying to decide which option to go with for renting. I can’t afford to buy with interest rates on loans, so renting is my only option right now. Affordable AND decent apartments are really hard to find in my area right now, so I’ve only been able to find one complex that is suitable. I want to keep my cost of rent to no more than 50% of my monthly budget which is $1,975.00, so I basically have two options:

Option 1: apartment for $1,800 a month. The complex is brand new and is currently still under construction. Some buildings will be available for rent at the end of this month while others won’t be available till the end of February. This would include a gym, pool (isn’t built yet), and the apartment comes with a washer and dryer at no additional cost.

Option two: townhouse for $1,925 a month. Besides the price, my concerns are that these townhomes are right on top of each other (there’s no space between the homes so the walls of each home butt up to each other), and with renting, usually management will increase the rent each time tenants renew, so with this option being almost at my max budget I’m not sure if it’s a good idea to go into it knowing it could possibly be increased in the future
