Anyone ever bought a home and can give me advice about mortgage ?

I want to buy a house next year with boyfriend. We both have decent steady income and are 22. He has good credit. This would be our first time buying a home. Any advice because I have no-one to ask for advice ?!

Pay off your debt and file your taxes, you can't buy a house if your taxes are not filed up to date.

Don't jump on the first house that looks decent. Pick the one you absolutely love!

My husband and I have a great house because we had THE BEST realitor, she was great, honest and very helpful.

First thing I did was go to the bank to see how much you can afford. Show proof of income, etc. I went through a realtor after that which was pretty helpful to find what we were looking for.  My piece of advise is to have enough emergency savings and don't buy at the top of your budget. Don't just think about how much the home costs, there are more expenses to buying a home than just the mortgage. There's insurance and taxes that you pay every month. If it's a single family home, you'll have a water, sewer, and trash bill that apartments usually cover. You'll have to pay for your own internet and cable. Gas and electric. Just make sure ALL of these costs are budgeted into your final monthly payment. It's a lot more that I originally knew.

You mentioned he has good credit, but didn't mention yours. If you plan on using both of your incomes to obtain a decent loan, you'll want to bring your credit score up too by paying off old debts. Otherwise, your loan amount will be limited to what your SO's income alone can afford.

Talk to a realtor. They are so helpful and knowledgable. Also over the next year make sure both of your debt is going down and keep everything under control, don't make any other large purchases this year (ie financing a brand new truck etc) until you have a house

It's actually easier to buy a house than most ppl think. I've bought 2 homes already . Just keep in mind you will have closing cost at closing. It ranges in price I was super shocked when we were going into close our very first home and she said oh by the way bring a check for 3000 I was like for what?   We were so disappointed because we had put all our savings into it already but we got the funds and it all worked out now we rent that one and we bought our dream home 8 yrs ago.

Definitely be mindful of how much you can afford. Don't trust the realtor/bank to make that determination for you, either - start with how much you want to pay o'er month (and for how long). Once you have a budget, do NOT see anything above it in price. Only leads to heart break. : ) Good luck!
