Buying a house with student loan debt?

Is it possible? My husband is not a student and makes about $35k part time (he used to work full time but had to quit due to health problems - he’s better now and looking for another job). I am a full time student and work part time making next to nothing, though I receive a combination of federal student loans and grants that amount to $45k a year.

Your loans won’t be considered income. In fact, they’ll just be considered into your debt to family income ratio (meaning it could potentially work against you). 
What you’re able to qualify for on $35,000 per year really depends on the cost of living in your area. 
Also, just a heads-up that if your husband is only working part-time he may have trouble qualifying. We tried to get pre-approved when my husband was part-time a couple years ago and they refused to consider his income because he hasn’t been at the job long enough (I think the minimum was a year at the job in order for them to consider it stable income).

My fianand I have nearly $200,000 in student loan debt (we both have advanced degrees) and we just bought a rather pricey home together. They don't look at student loan debt the same way they look at credit card debt.

Depends on the house I guess, they will not give it to you if mortgage will exceed 30% of your income

not while on any type of federal loans that need to be repaid soon, that's what happened to my mom she had to pay of the federal school loan first then get approved for house & bank loan, bankd are very delicate on this kind of stuff they also require a minimum of 2 years working at the same place so if he switched or quit that's like a red flag for them they want to see stable income and fixture

An idea would be to get a multi family home where you’d rent 1 half and that would help pay your mortgage. The banks would be more likely to approve. Just something to share

Just try to make a budget plan of how much money you’ll need to pay your mortgage , electric, gas etc . And once you get out of school you’ll have to pay for your student loans after a few months .

Loans and grants aren't income. When I bought my first house, I made 50k, and had only my car loan. I just barely qualified for 130k with that (my credit score is in 800s). That was 2014.
