I had a teacher that explained if you make just 2 extra payments a year on a 30’year loan you can pay it in 1/2 the time bc of all the interest you save.

We have a 30 year fixed rate of 4.20 but we are paying a lot more torwards our mortgage to pay it off a whole lot sooner... we went the 30 year fixed since it was lower apr than the 15 year even though we plan to pay it off around the same time... :)

I have a fixed 30, but if we could have afforded a 15 we would have. Housing where we live is so expensive already and that those few hundred dollars did make a difference to us. Our rate is 4.25
