How do you leave a relationship.

I don’t want to because i love him but i can tell he just doesn’t love me. We have been together three years and i am tired of building this man for nothing in return. I am scared to leave because we have been together for three years. He has cheated on me and i found out about it last week. He didn’t physically cheat but i think this is my way out. I am just scared.
