Question

I always pay the hoa but the last 2 months have been a struggle but I receive a letter saying I need to pay 400 in 10 days or else a lien on my property I paid 200 and can’t pay the next 200 until next week. Will we still get kicked out? We just received letter today but it was dated on the 16. I paid 200 and will pay the other half next week it’s just stressing me out

Every HOA works differently depending on the state as well as the HOA governing declarations and bylaws. When I was on the board of my HOA we went by a 30/60/90 day late fees and demand letters. Eventually we'd go through the eviction process for non payment but that was generally at the 6 month mark and was a lengthy process. I'd be doing every thing possible to get in touch with your property manager or someone from your HOA board and let them know what your plan is to get current and see if they will work with you.

Generally they just want their money and will work with you. Get in touch with whoever is sending the letter and tell them you will be able to pay next week. Most likely they will drop it. It’s a very lengthy legal process for them to “kick you out” it’s not something that will happen overnight and will cost them a lot in legal fees.

Are you planning on selling your house any time soon? A lien only really matters if that's the case. I could be wrong but I think they're not allowed to continue adding late fees either once they place a lien and it doesn't affect your credit. Of course double check that is the case. 
I only know this because I got into it with my HOA once and refused to pay until they agreed with me. I let them place the lein which stopped the late fees. Once they finally gave in I paid and had the lein removed.
