Would you pay less for a house bc of this?

I recently paid 7 thousand more for a house bc many people were looking into it and supposedly putting deals. I got it and haven’t closed on the house yet and the inspector is coming on sunday. The fence looks like this and the owner isn’t paying to fix it or anything. Would this turn you away? The whole fence is broke and missing wood & the door on the fence is broke. Any advice? Can you make the seller fix this? Is it my responsibility?!

I would. The price you pay needs to factor in the things you need to fix. How much is the house ?

Yes, it’ll probably be your responsibility. They won’t “fail” the house in the inspection for it. However, when they do the appraisal the bank will not let you close if they appraise the house and property for less than what you have agreed to pay. Which means you and the seller will have to renegotiate. The fence will definitely not help increase the appraisal value - I would imagine it would decrease it but I’m not an appraiser

Did you not notice that before offering? I dont know if you can make them fix something like that. It’s not a danger or anything. And you don’t need an inspection to notice a fence. It’s not like a hidden electrical issue or anything.

When I bought my house it needed new shingles soon, just as the old ones were curling so my realtor just mentioned that and they took $4,000 off the accepted price to go towards the shingles.

Hey! Closing on my house on Wednesday! The inspector will put it in your report and then you negotiate what you want fixed. You can also adjust your offer once you see what’s wrong with the house if the sellers won’t fix it. Our sellers said they wouldn’t fix something and we had the issue quoted by a contractor and settled on the seller giving us money to have it fixed instead of them fixing it before closing.

You can request it to be repaired after the inspection but they don’t have to agree to it. If i really liked the house, it wouldn’t turn me away. Fencing is easily replaced or removed.

After your inspection , you make a list and request what you Want replaced or fixed. Mind you, the seller most likely won’t grant every single One. For my last house it needed a lot of work, we requested 6 large things to be fixed and 4 of them were granted. You can choose to walk away if they don’t want to replace it, but you loose money on inspections and whatnot. A fence is not a deal breaker in my opinion, you could probably fix it yourself honestly

The fence has nothing to do with the house. It will be your responsibility after you buy the house. 
You would have obviously seen this before putting a bid in the house. It sounds like your regrets your decision to bid so high.
