Buying a house or building a house

My husband and I are wanting to either buy a house or build a house. Where we live they cost about the same, we’re wanting a 4-5br to have room for our family to grow and it would cost about 200-$250,000. What are your pros and cons of buying and building? Also could you offer any advice on getting a loan for this amount with little to no money down. Our income is 66,000 a year, we make enough we just don’t have anything saved and would like to be able to move soon. Both of our credits range from 600-650
