Is my fwb falling for me?

We've been fwb for a little over a year. He came out of a bad 16 year relationship and we started this a little bit after that ended. Last night I was at his house and he started complimenting me on little things..my eyes, my skin and the sound of my voice. Hes always pretty open with me about what's on his mind and how his days go but last night seemed different. When we were finished he made the comment that I was "growing on him" and that he had a million questions and wanted to make sure I "passed the application process" (laughed as he said that). He said he finally realizes that his happiness means something to me and to "be patient" with him as he continues to work on getting his ex to finish clearing stuff out of the house. (She was living with parents, just got a house and they have a child together). He also kissed me before I left which has never happened before. 
Am I reading into this wrong or could it be going somewhere?

I would ask him. He might have developed feelings for you but you’ll never know until you ask.

Just play it cool, and go with the flow that is my best advice to you not to overthink anything, not to over analyze, not to assume anything, because you could spook him and then he’ll be all no I didn’t say any of that even misunderstood me. Let it come from him, if he says he wants you to be his girlfriend, he wants to be exclusive, he wants to take it to the next level, whatever it may be but just play it cool and go with the flow. Because the last thing you want us to have awkward avoidance or spare yourself the embarrassment or rejection or anything else by assuming he wants more. Sometimes guys want the experience of having The girlfriend, but without the commitment, which is what you will have right now basically. But when it comes to guys, never assume anything just because you act like your boyfriend and girlfriend doesn’t mean that you are. Until you get that commitment, never assume anything. Because guys can always flip the script and say I never said that you misunderstood me or when you find someone else’s underwear or messages on the phone  or some thing else, saying that we’re just friends with benefits, we’re not in a relationship, you can’t complain or anything else. At this point I would just smile and say thank you but down deep, take it with a grain of salt until you get that commitment from him.
