What is wrong with my toddler 😩😤😴

My son is 2 years and 4 months old. It's currently 1:07am and he's been awake since 10:30pm ... he just won't go back to sleep ! 
I'm exhausted and sleep deprived and I'm 33 weeks pregnant !!
I don't know what to do 😭😭 the odd time he will sleep right through the night but otherwise he's up multiple times and for HOURS at a time ! He is in a single bed and has a baby gate at the doorway to his room. 
I'm so frustrated and I need help ! Nothing works and I don't know how much more I can take 😭😭

Is there caffeine in the tea he gets before bed?? When my cousin took away caffeinated tea & switched for decaf or plain water, they started sleeping through the night. Sugar is good to monitor as well.

its going to sound crazy but maybe move his bed time earlier? 
How many hours a day does he sleep? 
What kind of tea? 
I can't look back at your comments while typing, but how old is he? Have you spoken to his pediatrician about his speech? And sometimes they can refer you to a sleep therapist who can help you figure out what's not working.

Is he playing before you begin the bed time routine or is he watching tv?

What do you do with him when he's awake? Does he just play in his room by himself? What time does he go to bed? What is his bed time routine? When and how long does he nap?

How bedtime routine is have a bath (every second night), have tea and then get changed into his sleeping bag and in bed. I've tried reading him stories but he doesn't let me so that doesn't happen lol
When he wakes up he goes to the baby gate and just squeals, (he doesn't say any words at all yet, not even mama) so I get up and don't say anything to him or look at him and he walks back to bed by himself so I tuck him in and just walk out and wait in the hallway. And I just do that every time he gets up. 
I've tried just leaving him to do his own thing but he's too noisy, he plays with the baby gate or the bathroom door which is right outside his room, or he stands on his bed and looks out the window which is above his bed.
I've tried putting him to bed later and he still takes the same amount of time to get to sleep and he wakes up the same time in the morning.
I've cut out his nap completely so he didn't have a nap and he was so tired he fell asleep eating tea so that didn't work.
When he was in his cot he slept all night since he was 9 months old. 
I'm just so frustrated and nothing is working
