Question about roommates

Hey! Currently I own a four bedroom townhouse and rent out two of the rooms. One of my roommates has lived here since August of 2017 and his girlfriend moved in a month ago. The other roommate is the first roommate’s friend and he’s been here since August of 2018.

The thing is.... we’ve been struggling, my husband and I. We can’t make our bills and my mom has been helping us because her name is in the house too. My mom came to me and said we should move into the mother-in-law apartment in her house, and sell the townhouse. We’ll split the equity (about $70,000 at minimum 🤤) and finally, FINALLY, my mom will have a savings and so will my husband and I.

How do I talk to my roommates about this? I want to give them ample time to move out because they’ve been good roommates. How long would that be, do you guys think? Two months? I want to sell the house ASAP but we need their help with the last couple of payments. Should I set a date for their last day? Like the end of July at this point? I have them on contracts, so I could get them to sign a new one.
