Can't sleep

Me and my boyfriend are moving into a new 3 bdrm house. I am having a hard time sleeping with my boyfriend, or anyone for that matter including my nieces. I am up just about all night and constantly toss and turn. Once we get all settled in we will have the master, his 6 yr olds room, and the nursery. A part of me is wanting to put a bed in the nursery so I can use it as a spare room when he's home from work. I will probably end up sleeping mostly in there. Any ideas on how to sleep more or how to get more comfortable?
