What movie is this?

My husband brought up a movie he and I watched together about 5-8 years ago. We watched it on DVD at his house, so I don't know when it came out. It's driving him crazy that neither of us know which movie he is thinking of. He can't remember much, just that it's a scary movie and a group of students go stay in a haunted house with their professor. They are there to study something psychological or paranormal related. He said he's pretty sure everyone died by the end of it, but not certain.

He said it's not scary movie 2 or the movie that one was based off of.
