What would you do?

We live in the USA and our income was close to $100k a year before having kids. We bought a new house 2 years ago for $320,000 and money was tight but not too bad. We live in a very expensive part of the country.

Then we had our first baby and we are now expecting baby # 2 soon. I worked for a couple months and then switched to part time work. The past year with COVID my work has dried up a lot, I am a freelancer in marketing and there isn’t as much business as normal. I recently starting nannying from my home with helps a little with income.

My husband has been applying to new jobs like crazy and also has been trying to get into real estate (he has his license and a broker but no sales regardless of hours and hours of cold calls).

Our income is now only around $60-70,000 and we are behind on our bills. Our house is in deferment. Our expenses increased a lot with medical, property tax & baby stuff.

We absolutely LOVE our neighborhood and our home, and have lots of friends in our neighborhood and a strong community. However, we simply can’t afford our house anymore. There are no homes in our whole area that we can afford right now with the housing market going up so much.

If we sell our house we could sell for $500,000, move to a rental apartment or house, and use the extra $150,000 to pay off our student loans, health bills and debt- and we would be completely debt free. However, we would be living in a rental property somewhere far from our friends.
