What is the easiest way to break up with your boyfriend of 3 years?

I want to break up with my boyfriend but I'm nervous because I know he loves me but I don't love him back anymore I feel that I grew apart from him what we use to have in common we don't anymore we live together and we have only 3 months left on our lease but I don't want to wait I'm willing to move out and still pay my half of the rent my issue is hurting him he's like my best friend I'm just not attracted to him anymore. I've been trying to let my feelings of letting him go but I need to be happy. Help how can I do this with out hurting him too bad.
