Sleepy mommy

So I have a three year old that won't sleep either at all or all night, no matter how busy I keep him hi won't take naps or sleep at night, I am 30weeks pregnant and need rest myself, I had tried everything from reading,singing to him,rubbing his back I even had him on a schedule where he will have a bath and I would use that shampoo and lotion that is suppose to calm him down, bought so much gadgets that make noise to relax him and some play sounds like he would hear if he was in the womb, I even broke down and gave him the TV, sure it might have worked a few nights but they don't work anymore. His doctor had a sleep study done and of course he slept all night for that. What do you suggest?
