So I’ve been seeing my neighbour on a casual basis.
Then I took 3 tests today, all positive. Because my period was late.
Does he have to know? How does that conversation go?
I’m a 33 year old professional. No kids.

whether he knows or not is up to you. if you really don't want him to know, you don't have to tell him. if you don't have serious feelings for him and don't want to cross a line, he doesn't need to be involved in the pregnancy or anything. it's your body. he would probably find out anyway after a while if he really is your neighbor. he would see you pregnant eventually and probably wonder. either he would have the guts to just come and ask you or he may just assume you were casually seeing other men too. it's completely up to you what you tell him and whether you tell him at all.
