Small claims court help-Do I have a case?

My husband and I were going to move into a mobile home and rent it. We signed a lease end of May and were going to move in beginning of July. The place was definitely a down grade but aside from that and aside from me having to spend over 6 hours cleaning the place prior to move-in (including a old used pregnancy test, a ton of rat shit in one of the cupboards and throwing out a ton of garbage left by the previous tenant, who also happens to be our landlord) we were still okay to live there because we’d save some money and it was month to month so temporary. Move in day comes and my husbands parents come and help us move all our stuff in. My husbands dad sees this wiring (we saw it but thought we would just cover it up because it was in what would be our 2 year old daughters room) and says it’s definitely not up to code and could easily start a fire. Scary stuff. At that point we decide this isn’t the place for us because we want to keep our daughter safe and the wiring looked to be unfixable to his dad who has some experience with that stuff. ANYWAY now we’re at a point we can’t get any of our money back because the landlord is saying he lost out on money for not renting the place back in May, after first agreeing that he would give us our deposit back. (So we would have lost out on July rent and a $200 dog fee and were okay with that) but now he won’t give us anything and won’t answer our calls. Is it our responsibility as tenants to have checked the wiring and stuff out before? The place is really unlivable and would be condemned if checked out. Any advice is welcome, I’m in Utah if that means anything.
