New Apartment Tenant Question..

I just moved at the end of June and my AC has gone out twice now!

My apartment is 1,363 sq ft so I have 2 AC units. One to the master bedroom and the other to the remainder of my apartment.

The AC in the master bedroom wasn't blowing out air when I moved in and took them 12 fucking days to come and service which was last week! Exactly a week later my AC goes out again so I email my leasing agent and she doesn't respond! She never responds to my emails and when I call she will always say " I did respond maybe it went to your SPAM folder" I have other complaints but those are extreme minor to not having any way to cool off my room! When one AC isn't working its causing the other to work double time so if I leave the one to the master bedroom on let's say 75 it won't cool and the other unit on let's say 78, it will run and run and run in an attempt to cool off my half of the apartment also and then tire out and turn off but then come back on 10 minutes later. To avoid a high ass electric bill I have now put both units on 80!

We are under a heat advisory here in Texas because the temps are now beginning to peak over 100° lawfully, they HAVE to fix the AC right away if the temp inside is 80° & above. With my room not cooling off the temp has peaked 81°

My question is... Is this reason enough to file a complaint and be let out of my lease without penalty? The maintenance man told me while servicing my AC last week that it may go out again because the apartments are known for not wanting to fix the bigger problem and always wanting to do these quick fixes at the tenants cost.. on top of this my complex is independently owned so there is no corporate office per say!

I feel stuck and almost hate that I made this fucking move! If they were on their shit this place is great! The amount of space and the location is amazing for me and my 2 daughters!
