How does a realtor work?

Specifically with rentals?
I understand when someone is selling a home, the seller can hire a realtor, and when the realtor sells, they get a percentage of the sale. 
But for rentals, how does it work? I’m looking to rent out of state, but I can’t go there beforehand to see the homes. 
I called a realtors office to ask what areas are good. She said she mostly does sales, but has some rentals, and if I see anything I like online, give her the address and she’ll go check it out and send me video of it or FaceTime so I can see. 
So.... who pays the realtor in this case? I think I’d have to pay the realtor. But my husband thinks the owner of the rental would have to pay. 
Does anyone know?
I understand I can ask the realtor, but honestly I don’t want to sound stupid if this is supposed to be common knowledge.

1. don't be embarrassed to ask "stupid" questions. it's always better to ask in order to get an answer straight from the source. 
2. it depends. mostly on whether or not you're in a competitive market (sf, nyc, etc.). most of the time landlords will pay for services, but if it's a competitive market for tenants then you might be liable for fees. hence, why it's best to just ask. they're not going to expect you to be a rental pro, especially if you're not local.

I'm a landlord and I pay the realtor when she finds me tenants. It's usually one month's worth the rent the tenants will be paying.

Generally the tenant and the landlord split the realtor fee. The realtor fee is usually 1 month’s rent (so generally you’d have to pay half a month’s rent to the realtor). However, it depends on the specific property. You’d have to see the landlord’s policy... some will have you pay the whole thing, some will pay the whole thing themselves. The realtor has to get paid the same amount but it’s up to the landlord who pays how much of the fee.

In Australia we don’t pay extra for the realtor we pay our rent to the realtor and they pass it on to the owner we don’t have anything to do with how much of that they give and how much of the rent they keep themselves
