My tenant wants major renovations done to the house she is renting to accomodate her elderly mother. I told her I will look into it, but she told me I am "required by law" to do this. Thoughts before I get a lawyer?
I live in the province of Ontario. I just wanted to ask in here before I get a lawyer involved.
My tenant has been renting a two-story century home from me for a few years. She wants her elderly mother to move in with her, but wants me to install and pay for all these things:
- Stair lift to the front door (6 steps)
- Stair lifts for the two staircases in the home
- Upstairs bathroom renovation to make the bathroom bigger and have a shower she can wheel her mom into
- Ceiling lift that has a rail from the bathroom to the bedroom
- Widen all the doorways to accommodate her mom's wheelchair
- Remove all carpet and install flooring instead
I told her these are major renovations and will take time and likely several tens of thousands of dollars. She told me I am "required by law" to make these changes. I told her that I would have to review that and would get back to her by April 24th.
Her mom is not my tenant. Her mother is not on the lease. Her mother doesn't live at the house now and never has. My tenant wants these renovations done so that her mom can move in with her. I feel like it would be different if the person needing these accommodations was my tenant.
Anyone have experience with a situation like this? Were you legally required to undertake over $40k in renovations (not all of which can be done due to the physical structure of the home)?
I'm contacting my lawyer on Monday but I just want to be prepared.
UPDATE:
Long story short, her mom lives in a nursing home and has abysmal credit. My tenant says this is because she had one unpaid bill that went to collections but her credit score shouldn't be the deciding factor. I said sorry, it's clear in the application that tenants need to have a credit score of 660 or higher. Her mom's score is in the low 300s.
My tenant is obviously upset.
