Renting house with brother?

I (24f) am considering renting a townhouse with separate bedrooms and baths with my brother (19). Is this a good idea? He’s generally clean and responsible, so I’m not too worried about him not doing his part. I’m in a situation where I may need to move back to my home state and restart my life essentially. I’d like to go back to school, and I’d rather do that while working only one full time job. My brother still lives at home, and I feel like this could benefit him too since he’d have his first taste of some independence. And it could be a push for him to start some schooling as well. Thoughts or advice on this?
