Should I stay or should I go?

Okay so might be a long post , I am currently living in a house it’s a little condo 3 bedrooms 1 bath tiny yard, I like this place because it’s very stable I have an amazing landlord, she works with us in being able to pay rent we are stable and able to pay now but previously when we moved in we had 200 dollars to our name and that was it we were homeless with 2 dogs .we got in contact through a friend who was moving out . My issues with staying here as mentioned before I have two dogs a golden retriever Great Pyrenees and a American pit bull terrier, they don’t have much room to play in the yard. That’s issue #1 issue # 2 is its 1 bath and 3 bed . I don’t need three beds just 1-2 and I need 1.5 or 2 baths . It’s also needs a complete renovation the bathroom has to be ripped apart completely the kitchen needs new countertops, the floors needs to get done ( we need to do them either way even if we move because my dog destroyed them and as mentioned she is a good landlord so I can’t not do them) the walls all need to be fixed (not our damage other then the floors ) We need to decide now so I can start saving for damage deposit our lease is up October. Benefits of moving are , it’s a renters market right now I can get a nice house for a good deal, I can get a big backyard for my dogs, I can move closer to my fiancé’s work so less of a drive , less rooms makes me feel a little less anxious especially because we are struggling to 3 years to conceive. But I can end up homeless again even tho we are In a good place now I still worry because we have been evicted 5 times in two years . I cant take another eviction. So I really need help! Also I’m worried she won’t want to re sign are lease if we stay only because she wants to sell this place we our living and then we have to move anyways just don’t have money saved to do so then. I really need more opinions to help me decide what’s best for us and a hopefully soon to be growing family.
