Loan officers advice?

My husband and I are wanting to buy land SOON 😳to eventually build a home in a few years, but for now we just want to have a little piece of land for recreational purposes.

In late 2019 and early 2020 we were hit hard financially when our twins came and I had to quit my job. We were late on our vehicle payments and twice late on our house payment. Since then we downgraded vehicles, sold our house and have a living situation where we no longer have any type of home payments(not staying with family either). Its helped us tremendously and we are now actually almost debt free. We have one vehicle payment left and working to have it paid off in about a year. We are sooo much better financially and Im able to stay home with our twins full time.

Even though our take home income isnt much we are VERY financially stable.

Take Home pay total is about $45,000.

We owe about $17,000 on the vehicle.

No credit cards or anything else.

No rent/house payments.

No utility bills.

Just personal bills(healthcare, cells, food)

We want to buy some land for about $30,000(max).

We know we are financially capable to take on a small loan for land.

But our credit history isnt looking too good right now, and my husbands is a little over 620 FICO score with Experian. Mine is worse right about 600.

🙃Is it worth even trying to get a loan?

Were too embarrassed to even go talk to a bank in-person. We have $6,000 we could put as a down payment unless we got USDA rural loan.
