3yr old seeing things (seriously)

The past few nights my 3yr old son has been saying he's seen a ghost in my mom's house. At first I just brushed it off as part of his imagination, but tonight was different. He was truly terrified running and screaming from the upstairs bathroom. Has anyone else experienced this and what is a good way to approach this to not scare him/make him upset??
