Boyfriend problems

I'm 18 yo and my bf is 22 we have been together for a year and a half and lived together for 9 months. We've always been completely honest with each other about our future and both agree that this won't be forever. Lately he says he's been bored but wants to stay together till the end of our lease and then stay friends and when we talked about it we were really adult about the whole conversation. I cant say I don't feel the same but he may be able to handle the break up a little better than I would. I really want to try to get the spark back.

Any advice would be great here because I really want to try to make it work.
