How should rent be calculated if two friends gets a house together but one occupies two rooms?

My friend and I want to get a house or townhouse and I work from home so I need one room as a dedicated office space. The townhouse is $2050-2080 How should this be divided or would it be cheaper for me to live alone considering a one bed apartment with dining room that can be used as a office space is $1500? I just wanna be smart about this and the office space separate from my room is a must. I currently live at home with my parents and I have a office here so I don’t really want to downgrade.

I would think you'd divide by the room for rent, but be able to split all utilities (if separate) in half. Even splitting by room, a 3 bed would be about 683 per room, or 1366ish for two rooms, still cheaper than 1500 to live alone. Just my opinion!

Since you would need 2 rooms i think it would be fair to split the rent in 3 and you pay 2/3 of it and I would do the same with the light and internet as well since you’re wfh and would be using those utilities more than your friend possibly would.
