Clingy boy friend

I used to be in a relationship where we gave each other our own space and I actually didn't mind it. I'm in a different relationship now and we've been dating for 9 months already. Everything is good I suppose but he's wayyy to clingy. He wants me to be over almost everyday or he wants to be here almost everyday and spend the night. I'm always the one who has to drive down to where he is which is 20min drive because he doesn't have a car. I'm getting tired of everything we do. If I go to his house it's always just watching Netflix in his room. The only time we really do something is when we're at my house and that's pretty rare because of the same reason he doesn't drive. I don't know how to tell him that he's too clingy for me. I don't want to hurt his feelings. I don't want to breakup with. I just kinda need my space once in a while. What do I do??
