Home Buying pt.2

Hi all,

I created a post a few days ago about the pre-approval process. I'm going to tour 2 homes today from what I can see online home #1 is beautiful!!! And I think I might want it. Not getting my hopes up as it's been listed for 73 days now. I think they're asking too much as I researched the property and the neighborhood. They're asking almost 33k more than what the home is worth which is a whole lot more than what they bought it for. Could be for profit of course, I don't know.

My question is, how do I put in an offer? I've never done this before.

If I like the home, do I say okay I want to purchase? If they aren't willing to go lower on the price, I was told to ask to throw in a few things like closing cost or something.

Lol someone please advise. I don't want to make a fool of myself.
