Buying and selling a house

Going through the process of searching for a house and putting ours up for sale. What are your best tips for the whole process, especially with having a toddler? I'm so overwhelmed thinking about all the work, not to mention doing it with a little one.

I'd also love to hear from moms with older kids- it's easy to imagine what kind of house we need *now,* but what about when we have older kids? What features will we want then?

I've never sold a house before either. What advice can you give me?
