please i need advice

i really like this guy his 24 im 19 , we live 300 miles away but his willin to come see me , i have a boyfriend tho and we live together 🙁 i just dont feel right anymore with him where always fighting always ! and i feel like theres no communication anymore because everytime we fight we fight for the little things and it bad i just cant stand it anymore ! I WANNA Break up ! but how without hurting him ! im really into this other guy his sweet and he even lisens to my problems with my boyfriend and trys to help ?? what should i do ?
