Lease question-can someone explain?

Question

We can only make a payment of $710 out of $910 on our rent by May 1st (we’d pay the rest on May 11 which is next payday). We have a “surprise expense” due to a surgery I need and the hospital requires a partial payment.
I can do this as long as we make the additional late fees, correct?
Can someone explain what the last sentence in the paragraph in this image means?
I didn’t know where to post this, so I appreciate any help or guidance!

It just means, since you’re technically breaking contract by not paying on time, if they decide to accept the late payment, that doesn’t nullify the contract (lease) 
You’ll be fine. Just tell them and ask how much exactly will be due on the day you plan to pay.

I would definitely call them, and let them know partial of your payment is going to be late. Sometimes they’re a little more lenient if you actually just tell them what’s going on. But yeah, what she said, you’ll owe a 50 dollar late fee plus the remainder of your rent

Sometimes they won't accept a partial payment and sometimes it must be paid in full or they consider it non-payment. I would definitely call and ask them what your best option is.

When is your rent late by?
Second you will owe the left over 200 plus $5 a day for every day it is late by so if it’s late 10 days then it’s $200+$50
