Moving out without telling my boyfriend

To make this long story short, I’ll start off with the fact that my boyfriend and I have been together almost 3 years. For the past two years ever since I was 17 I’ve been supporting the both of us, rent, food, cars etc all on my own because he hasn’t had a job. Our relationship has been really rocky lately and something just snapped in me where I’m like start taking care of yourself? basically a friend and I are scheduled to look at house this weekend and sign the lease to make things official June 1. I’m so excited but I’m keeping this entire thing a secret from him because I don’t know how to approach it. We still have to live together for a month. Thoughts, advice?
