move in or wait?

I’m almost 20 and my boyfriend and I have been together for over two years. We both think that we will be together forever  and have talked about marriage and moving in etc. I am thinking of moving in with my boyfriend in about a year or two. Any advice. I want to make sure obviously I can afford it and etc. he’s buying a house yes he’s almost 22 I know he’s young but because of some family issues he’s had he has no option to buy a house he can afford it as he basically is about to own a hvac company and has a lawn care business. Any advice about moving in?
