Evicted for paying rent in the afternoon instead of the morning?!
I’ve been having some issues with my landlord over the last 2-3 months. He’s a new owner - but things stayed the same when he took over as per the whole sale agreement taking over he assumed tenants and he chose not to redo the rental agreements. Fine no problem.
Until things started going wrong. He instantly blames tenants (myself or the other three tenants in the building of this 4-plex) and takes weeks to address things and does half assed repairs then complains when we bring to his attention that the problem has reoccurred soon after. For example someone above me has no heat in half the apartment and he’s blaming them telling them to pay him upfront for the repairs. Another example is related to me - my toilet has been leaking water from the base, he took two weeks before he came and looked at it and then used silicone to “seal” it and then less than a week later it was leaking again because you can’t seal a wet area! This isn’t the main problem - I just wanted to emphasize that we have some problems with him and how he doesn’t properly fix things.
Anyways! He threatened to evict me today (and a different tenant too) because it’s the first of the month and we had not paid rent yet. It’s by e-transfer it’s how it’s always been and I usually pay it on my lunch between 12-1pm when it is due. He emailed me at 6am demanding rent - again I always pay it around lunch time and it has never been a problem before. I wasn’t even awake at 6am! I wasn’t late (I paid it about 12:15pm today). No where on paper or in an email format does it give a numerical time to pay rent. I assumed it was just required to make sure it’s paid no later than 11:59pm of the first of the month?! He never gave me grief last month by the way. Thoughts?!
