UPDATE:

Our 3 day attorney’s contingency expired and our offer was accepted and we got our park approval acceptance letter this morning!

Also last night we were finally able to get the cat in. He’s been hiding ever since. Hopefully in due time he’ll warm up and come out of hiding. We aren’t sure yet if we will keep him or try to find him a new home. His previous owners were notified that he had been left behind and have no intention of getting him 😩

My fiancé and I put in an offer on a foreclosure for $130k back in July. Our offer was accepted and our closing date was due to be August 2nd but we ended up terminating our contract because it needed too much work but the same day we terminated our contract, a cute mobile home went on the market for only $45k. My fiancé and I were excited at the idea of being able to buy it outright and just have a lot rent of only $640 a month to pay (esp since the place we had just walked away from was going to be $80 more than our rent and the idea is to get into something cheaper) but it too needed a lot of work and while the square footage was 1400, (a whopping 440 sqft bigger than our apartment) the layout was weird and made it feel really small. I had kind of started to face reality and realized anything worth investing in was going to be out of our budget and maybe we’d be stuck in our apartment for a few more years so I reached out to our landlord and asked about the potential of having our carpet replaced. He instructed me to call the office and spoke with the receptionist. She was so rude. She tried to tell me that my file showed that I was offered carpet replacement prior to move in at a higher price point or I could take the carpet as is for a reduced rate and I allegedly opted to take the apartment as is. I argued that that was NOT true - when we set up an appointment to tour the complex, we where shown a neighboring unit that had brand new carpet and was told the apartment we’d be getting was exactly the same and during the lease signing, we were told they’d professionally clean the carpet but they wouldn’t be replacing it because we have a child (he was only 5m at the time btw) but under the guise that the carpet in our unit would be the same as the unit we toured, we signed the lease. Big mistake on our end. When we finally got the keys to our unit I was so disappointed to see that our apartment had ugly brown industrial carpeting but I didn’t complain. I’ve dealt with these carpets for nearly 6 years now so I didn’t think it was unreasonable to ask for new carpet, but the receptionist basically told me tough shit, either pay for new carpet yourself, or you can give your 60 days notice and move out. Since I clearly wasn’t getting anywhere with her, I emailed my landlord and explained the interaction I had with his receptionist and demanded a copy of my file (which he did send me and btw does not state anywhere any of the bullshit she told me, the only mention of the carpet in our file is that it had some stains) he asked my fiancé and I to come into the office to meet with him. I laid everything out to him - we’ve been your tenants for almost 6 years, we’ve never been an issue, rent always paid, but the place is a shithole, ceiling has water damage, no one ever came out to fix it, tiles in our bathroom cracking and peeling from the wall, all maintenance did was slap shower siding over it which is peeling away from the tiles, and the kitchen sink hose is leaking under the sink and instead of fixing it, someone put a Tupperware bowl under it & we didn’t know so over the years it filled with water & was overflowing and a 3rd of our kitchen floor cracked and peeled up from the subfloor, I mentioned the damage to maintenance when I noticed water coming up between the tiles but no one did anything about it. I had to email photos to you to light a fire under your ass to send someone out to fix it and all they did was lay a rubber mat over it and haven’t been back since, and that was a year ago now. The apartment is super neglected even though we request damage be fixed. I told him my fiancé and I ended up buying CitriStrip from Walmart to strip the paint off our tub because it was peeling before we moved in and all yall did was patch the area but the patch job didn’t hold up, we’ve repainted the bathroom ceiling and walls with Kilz due to black mold, we’ve repainted the living room because you could see streaks where that was half assed, we’ve replaced blinds that were already broken and never replaced when we moved in, and the shower rod that was rotted so as a peace offering he told us we could take a 3 bedroom apartment across the hall from us for the price of our 2 bedroom for the first year of a new 1 year lease (we’ve been m2m for 4 years) and that one has laminate flooring and a full size dishwasher. He said it would be easier for him to make the repairs to our unit if it were empty so it would be a win/win for everyone. (But also, so were you just not gonna fix this shit until the day we eventually moved out?) 2 months went by and we hadn’t heard anything more about the new apartment so my fiancé and I started looking at homes again. We ended up putting in an offer for a 3 bed, 2 bath double wide for $75k, we got outbid and lost it. And then a few days later we FINALLY got the lease for the new apartment in the mail but I told my fiancé I didn’t want to sign it just yet, we still have a little more time to try and find something else. We toured a 5 bedroom, 1 bath house for $75k…obviously it would need work, cus why else was it so cheap but after walking away from the other foreclosure we felt like that was proven to be a mistake and maybe we should be open minded to a fixer upper but this one was so NOT a fixer upper, that place just needs to be condemned and rebuilt. The whole upstairs was caving in. From the outside it was soooo cute and had a huge yard, it looked like it’d have a lot of potential with a little TLC, I mean you could tell from the pics online that it needed some minor work for sure but you’d have no idea the house is literally falling apart until you step inside. So my fiancé and I were feeling pretty defeated and ambivalent about whether or not to sign that lease but the receptionist had called like 2 days later asking if we got it in the mail and if we were going to sign it because the landlord has already promised our unit to someone else and they’re expecting to move in in October so we anticipated on signing the lease this past Friday but my real estate agent texted me Tuesday and said he sent 3 new listings to our portal and asked me to check them out. One was a beautiful 2,128 sqft 3 bed/3 bath double wide for only $89k so as a last ditch effort we made an appointment to look at it and put an offer in that day and we are currently under contract, actually today we dropped off our escrow deposit and we should know by Wednesday at the latest, if it’s officially ours or not. I am SO hopeful that everything will work out because it is PERFECT. It’s the nicest, largest, and most affordable place we’ve found so far. It’s in a cute little park, like I said 3 beds/3 baths, has 2 fireplaces - 1 in the living room and 1 in the master bedroom, a huge walk in closet, living room and a family room, an eat-in-kitchen with a breakfast bar and a formal dining room, a laundry room - appliances included, a sliding glass door and wrap around deck and it’s on a pretty decent sized lot for the kids to play and run around in & since we’re buying it outright, all we’ll pay is propane and $665 for lot rent.

Sooo the whole point of me explaining all of this is - the tenants in that 3 bedroom finally moved out last week and maintenance has been over there the past 2 days emptying the unit out and getting it ready for us -(we haven’t given them our decision just yet because we wanted to wait until we knew for sure whether or not the mobile home is a sure thing) and they left the sliding glass door wide ass open and the front door unlocked and my fiancé heard whimpering in the unit as he was walking by so let himself in and walked around only to discover they left their fucking cat behind so who knows how long this poor baby angel has been alone in that place without food and water BUT he also told me that place is even worse than the one we’re already in and it does NOT have a dishwasher like our landlord claimed it did, there’s stains all over the walls and floors, black mold in the bathroom, tiles missing, cigarette butts on the floor, the railing on the stairs are loose and have huge gaps, like my kids could fall right through them and it’s significantly smaller than the one we’re in now. So needless to say, even if this mobile home doesn’t work out and someone else comes along and snags it from under us, we’ll stay in this 2 bedroom and keep our month to month lease until we find something else to buy rather than sign a year lease for that 3 bedroom POS cus ain’t no way in hell.

And yes, we plan to keep the cat but he’s super skiddish…we’ve been trying to scoop him up but have not been successful. We did however put some food and water out for him and we’re gonna keep trying to pick him up and bring him in!
