Good deal...Roomate and rent question

Hi everyone, I am a full time college student and I work part time. I was looking to rent a room and found something just wanted to know if it sounded like a good deal? The room is 10 by 12 with a private bath( not sure if it's full or half) I would have all utilities included for 550 WiFi also.. she also gave me the option to store anything I had in an extra room or basement the home is in a very good area only 6 miles from work and school she's a single women in her mid 50's it's above my budget by 100 but all apartments in the area start at 600+ not including utilities and they're usually not very good Thanks in advance!
