50/50 bill payments

My SO is currently in the process of buying a coop. He is only a boyfriend we aren’t married so when it comes to purchasing it he is the only one putting the money down and I will not be on any paperwork, but he wants me to move in with him. Do I have to help pay for mortgage, maintenance fees? What happens if we do and we break up? The house isn’t mine. What should I do?
