Need your advice on how to get him for sure

I’ve met this really nice guy and been put with him twice and he asked me to keep him company while he was in emergency, which I find very cute and since it personal that not someone that doesn’t really care would do. He messaged me everyday especially after work he hasn’t said anything sexual in our conversation although we did make out! He doesn’t use any pet names or compliment me in general but he does try to touch me by resting his hand on my leg or lean on me and in general while we together he seems to enjoy my company and vise versa he laughs and he makes me laugh a lot too and in general I thi we both enjoy each other, I know from what he’s told me that he doesn’t Jump into a relationship very quick unless he’s really get to know the girl ! Which I hope I’m getting there I really do see myself woth him like I do have a positive feeling about it. His good morning and goodnight texts had started with the word beautiful and then it changed to my name and now maybe he’ll say good night xoxo or just goodnight I don’t know if that should concern me!? I do show him equal interest in finding out about his day and all that and I really don’t know how it could progress into something or if there’s something I need to do with ought coming off pushy or clingy. Overall I think he likes me but he’s not really showing it through text I’d say he hasn’t used any flirty emojis or say something like I miss you or stuff like that maybe it is too soon. One thing I didn’t like was when he told me the in September this female friend of his is coming back and they both want to move into my area (ofc I don’t know her and vise versa) but she asked him if they wanted to split rent and basically be roomates which kinda makes me feel strange, I don’t know if overalls I’m in a good path as I really hope we do end up in a relationship or if there’s something to do ! I’m not sure after how long he’s going to maybe ask to be his gf and etc let me know your opinions and advice ! Forgot to mention each time he goodbyes me with a kiss and hug if that is a plus
